What Does the Average Home Look Like

We read that the average single family home cost $620,833 in Greater Victoria during the month of February. I thought I would dig through the archives and show you exactly what sold at the average price and how the desirability for each home changed by district.

There was one qualifier only within the City of Victoria:

1239 Basil Ave. sold for $630,000 and offered 2624 finished square feet and it was built in 1944, providing 5 bedrooms and 2 baths.

Saanich East offered five examples, but I chose 1061 Baldwin Plc. as offering the biggest bang for the buck. Built in 1979 it represents most homes of that era with what we call a cathedral entrance where you can proceed to the lowest level via five steps or up to the main level with the same inconvenience.

It sold for $621,900 and offered 2450 sq. ft. finished, 6 bedrooms with 3 baths.

Saanich West provided one sample only.

1068 Mina Ave sold for $625,000, was built in 1979 with 2536 sq. ft. finished, 4 bedrooms and 3 baths.

Now this is where you will see how beneficial it is to live 20 minutes from City Center, not in the direction of Saanich East or West, but towards the area known as West Shore. Bang for your buck takes on a whole different meaning.

The District of Langford offered three very good examples, but again I chose the one that I felt offered the greatest value for the dollar.

2168 Harrow Gate sold for $620,000 and offered 3177 sq. ft. finished with 5 bedrooms and 4 baths. It was built in 2005 in the community of the Bear Mountain Resort therefore it comes with many of the features inherent with this decade, like Brazilian cherry wood floors, stainless steel appliances, jacuzzi soaker tub in the master bedroom, oversized bedrooms etc.

North of Victoria approximately ten to fifteen miles are the areas known as Central Saanich, Sidney and North Saanich. These districts are within easy reach of the Victoria International airport and the BC Ferry system which transports cars and passengers hourly to the mainland.

North Saanich offered one example:

8625 Sentinel Place in the Dean Park community sold for $618,000 and offered 2413 sq. ft. finished with 3 bedrooms, 2 baths. Construction date was 1987 and once you head out into this area, the lot sizes generally increase. This one happens to be 0.38 acres.

The Township of Sidney offered nothing during the month of February, but the District of Central Saanich offered two.

2525 Fielding Place looked about the best buy for that area at $635,000. Built in 2005 it again will come with many of this decades bells and whistles, plus 2886 sq. ft. finished, 5 bedrooms and 3 baths on 0.21 acres.
